A studio is the most affordable way to live in Ajman, and the emirate's studios cost far less than similar flats in Dubai or Sharjah. That's why so many single professionals and couples who work in Dubai live here. This guide shows what studios rent for in each main area in 2026, what that means each month, and the costs to budget for before you move in.

Averages of advertised rents from Bayut's 2025 report. Monthly figures are the annual rent divided by 12, not a monthly-payment price. Bayut also lists an Emirates City studio average of AED 28,000, but notes that its data there was distorted by low historical inventory and new supply, so we have left it out.
The spread is narrow: most studios in established areas cost within AED 3,000 a year of each other. The building, floor, view and whether parking is included often matter more than the area name.
Cheapest areas to rent a studio
- Emirates City — Ajman's largest tower community has the biggest choice of studios. Older towers list from about AED 13,000–14,000 a year, while newer buildings ask much more, which is why the area average looks high.
- Garden City — budget mid-rise towers at the lowest prices in Ajman, popular with tenants who drive to Sharjah or Dubai.
- Al Nuaimiya — central and walkable, close to City Centre Ajman and the bus terminal, with many older studios around AED 18,000.
- Al Alia — a quieter, growing district with studios at about AED 18,000 and flat prices in 2025.
If you need to be near the beach or the E11 for a Dubai commute, Ajman Downtown and the Corniche cost a little more but save time every day. Our guide to the best areas to live in Ajman compares commute, schools and amenities.
Can you rent a studio monthly in Ajman?
Yes, but it usually costs more. Long-term rents in Ajman are quoted per year and paid with post-dated cheques, typically one to six of them, sometimes up to twelve. A landlord who accepts twelve cheques may ask for a slightly higher rent, while paying with one or two cheques can win you a discount.
If you want a true month-to-month stay, look at furnished studios and hotel apartments. You can move in quickly and leave at short notice, but the monthly price is usually well above the annual-rent equivalent in the table. These options make sense for a first month or two while you look for a yearly lease.
Studio rents in 2026
Studios are where Ajman rents moved most in 2026. Property Finder data for the first half of the year, reported by Khaleej Times, shows rents up 57% in Al Rashidiya and 25.5% in Al Nuaimiya, mostly because of studios, while one and two-bedroom rents were largely flat. Ajman also registered 73,472 tenancy contracts worth about AED 2.91 billion in the first half of 2026, a sign of strong demand.
In practice, expect current asking rents for studios in central Ajman to sit above the 2025 averages, especially in newer buildings. If a lease is coming up for renewal, ask early and compare the offer with similar studios in the same building.
Move-in costs for a studio
Here is a typical budget to move into an AED 18,000-a-year unfurnished studio:
| Item | Typical amount (AED) |
|---|---|
| First rent cheque (4 cheques a year) | 4,500 |
| Security deposit (about 5% of annual rent, refundable) | 900 |
| Agency fee, if you use an agent (often around 5% of annual rent) | 900 |
| Tasdeeq tenancy contract registration | around 400 |
| Electricity and water connection and deposit (EtihadWE) | varies by unit |
Utilities are billed separately. For a studio, electricity and water typically cost about AED 200–400 a month in winter and AED 400–700 in summer, when the air conditioning runs all day. Some buildings bill chiller (district cooling) charges separately, so ask before you sign. Our cost of living guide has a full monthly budget.
What you get for your money
A typical Ajman studio is about 400–700 sq ft, with an open living and sleeping space, a small kitchen or kitchenette and one bathroom. Many towers include a shared pool, gym and 24-hour security in the rent. Parking is not always included in older buildings, so check whether you get a covered space or need to pay for one.
Furnished studios usually cost about 10–20% more than unfurnished ones, but they save you the cost and hassle of buying furniture if you're only planning to stay a year or two.
Tips for renting a studio in Ajman
- Visit in the evening. Check noise, parking and how busy the lifts are at peak times.
- Ask what the rent includes. Confirm parking, chiller charges, internet and maintenance before you agree the price.
- Check the commute. Traffic on the routes to Dubai can be heavy at rush hour, so test the drive or bus at the time you'd travel.
- Negotiate on cheques. Offering fewer cheques is often the easiest way to bring the rent down.
- Register the contract. Make sure the lease is registered through Tasdeeq; you need it for utilities, residency paperwork and any dispute.
