The one-bedroom apartment is Ajman's most traded property. It suits first-time buyers, couples and investors alike, and it is the easiest type to rent out and resell. This guide shows what one-bedrooms cost in each main area, the yield they earn, and the full cost of buying one.

Most Ajman one-bedrooms are roughly 650–1,000 sq ft, larger than many Dubai one-bedrooms, but sizes vary a lot between older and newer buildings. Compare price per sq ft, not just the headline price.
What your budget buys
- Under AED 350,000: Garden City and Emirates City, mostly in older towers. Check the building's maintenance and service charge carefully.
- AED 350,000–450,000: Al Nuaimiya and Ajman Downtown, close to the Corniche, City Centre Ajman and the E11, plus some new off-plan launches.
- AED 500,000–600,000: Al Rashidiya, Al Yasmeen, Al Bustan and Sheikh Maktoum Bin Rashid Street, with newer buildings and more family amenities.
- AED 750,000 and above: sea-view units on the Corniche and, from about AED 1.1 million, the golf and marina community of Al Zorah.

Rental yields on 1-bedrooms
Comparing Bayut's average one-bedroom prices with average one-bedroom rents in the same areas shows how much yield depends on the entry price:
| Area | Avg price | Avg rent | Gross yield |
|---|---|---|---|
| Emirates City | 314,000 | 29,000 | 9.2% |
| Al Nuaimiya | 380,000 | 27,000 | 7.1% |
| Ajman Downtown | 414,000 | 28,000 | 6.8% |
| Al Rashidiya | 550,000 | 28,000 | 5.1% |
| Corniche Ajman | 774,000 | 28,000 | 3.6% |
Our calculation from Bayut averages. Sale and rent averages come from different listings, so treat the results as indicative.
One-bedroom rents barely change from area to area, so the cheapest well-run buildings earn the highest yields. Expect net yields 1.5–3 points lower after service charges, maintenance and vacancy. See rental yields by area and try our ROI calculator.
Off-plan 1-bedroom apartments
Buying off-plan lets you pay in stages and get a brand-new unit. Current projects in our directory that include one-bedrooms:
- Al Aamra 1 Tower (GJ Properties, Al Aamra) — from AED 431,000, 1BR and 1BR + study, 5% down payment and a six-year plan as advertised, expected Q4 2027.
- AZHA Views Residences (Emirates City) — from AED 546,930, 1BR, 1BR + study and 2BR.
- Tiger Downtown Ajman (Al Alia) — studios to 3BR from AED 366,000*, 70/30 payment plan.
- Ajman Creek Towers (Al Rashidiya) — 1–3BR, 40/60 plan with seven years after handover.
Starting prices apply to the cheapest unit in each project and change often. Read our guide to off-plan payment plans before you commit.
Buying costs and a worked example
For a non-GCC buyer purchasing an AED 380,000 one-bedroom in Al Nuaimiya through an agent:
| Cost | AED |
|---|---|
| Sale registration fee (3%, non-GCC buyer) | 11,400 |
| Title deed certificate | 350 |
| Agency commission (2% + 5% VAT) | 7,980 |
| Total on top of the price | 19,730 (about 5.2%) |
UAE and GCC nationals pay a 2% registration fee instead of 3%. Mortgage buyers also pay the mortgage registration fee and bank charges. Our full guide to buying costs and registration fees covers every item.
Mortgage payment vs rent
Because Ajman prices are low compared with rents, owning a one-bedroom can cost less each month than renting one. With 20% down on an AED 380,000 flat, an AED 304,000 loan over 25 years at an illustrative 4.5% interest rate costs about AED 1,690 a month. Renting a one-bedroom in the same area costs about AED 2,250 a month (AED 27,000 a year).
Owners also pay the service charge and maintenance, and the deposit and buying costs, about AED 96,000 in this example, have to be paid up front. Rates vary by bank and borrower. See our Ajman mortgage guide and run your own numbers in the mortgage calculator.
What to check before buying
- Freehold status: if you're not a UAE or GCC national, confirm the building can be registered in your name. See our list of Ajman freehold areas.
- Service charge: ask for the last year's statement. On a smaller unit, the service charge takes a bigger share of the rent.
- Parking: check whether a space is included and whether it's on the title deed.
- Rents in the same tower: look at current listings in the building, not just the area average.
- Resale demand: well-known towers near the Corniche, the E11 or main malls sell faster.
