Ajman two-bedrooms are typically about 1,000–1,500 sq ft, and many include a maid's room, a balcony or a second bathroom en suite. Older buildings often offer more space for the money; newer ones offer better finishes and amenities.
Best areas for families
- Al Rashidiya — central and established, close to schools, the Corniche and malls. The most popular area to buy an apartment in 2025.

- Al Yasmeen — newer, quieter residential district with modern buildings, covered parking and pools.

Two-bedrooms usually yield a little less than one-bedrooms in the same building, but families tend to stay longer, which means fewer empty months and lower re-letting costs. See how much rent an Ajman apartment earns for what landlords keep after costs.

What a 2-bedroom costs each month
Take an AED 481,000 two-bedroom in Ajman Downtown. With 20% down, an AED 384,800 loan over 25 years at an illustrative 4.5% rate costs about AED 2,140 a month. A similar two-bedroom rents for about AED 3,330 a month (AED 40,000 a year). Up front, you would need about AED 96,000 for the deposit plus about AED 25,000 in buying costs as a non-GCC buyer.
Add the service charge (often about AED 5–7 per sq ft a year) and maintenance to the monthly comparison. Our mortgage guide explains how much banks lend to residents and non-residents.
2-bedroom vs 1-bedroom + study
Several new projects offer a one-bedroom plus study as a cheaper alternative. A study works well as a home office or nursery, but it usually has no window or wardrobe and can't be marketed as a bedroom. For resale and rental demand from families, a true two-bedroom is easier to sell and let. If budget is the deciding factor, a two-bedroom in an older building in Ajman Downtown or Emirates City may cost less than a new one-bedroom plus study.
What to check before buying
- Confirm the unit's freehold status if you're a non-GCC buyer — see Ajman freehold areas.
- Check the actual size on the title deed and whether the balcony is included. Our plot area vs built-up area guide explains the terms.
- Ask how many parking spaces come with the unit; families often need two.
- Look at nearby schools and the school-run traffic at peak times.
- Compare the service charge per sq ft between buildings, as it adds up on a larger unit.
